Installation

No local package install is required. Connect an MCP client to the remote streamable HTTP endpoint.

• REST helpers: GET /api/leads, GET /api/parcel, GET /api/delta
• x402 discovery: /.well-known/x402, /llms.txt, /x402/pay

Capabilities

• overassessment_leads: commercial over-assessment feed
• construction_window_leads: assessable construction permits in the financing window
• stalled_surety: stalled-project candidates inferred from permit status and recency
• exemption_flags: non-conclusory exemption-contradiction flags with deed/owner evidence
• lien_bundle_report: per-parcel surviving-lien bundle and PA redemption posture
• parcel_overassessment: single Cook PIN over-assessment check
• county_coverage: counties, streams, buyers, methodology, and signal-density notes

Limitations

• Several tools are paid via x402; free preview is available for some endpoints.
• stalled_surety and some stream labels are status-plus-recency inferences, not verified ground truth.
• Some counties return honest nulls where the free data does not expose the needed field.
• The service is not legal or valuation advice.
